Terms and Conditions for 3 Treig Road and Bailem Lodge

By making a reservation at 3 Treig Road or Bailem Lodge, you agree to comply with the following terms and conditions:

1. Reservation & Payment

• Booking Confirmation: Your booking is confirmed once full payment has been processed. The total price of the stay includes the rental fee, cleaning fee, and any applicable taxes.

• Cancellation Policy: 

o Guests may cancel their reservation according to the policy selected during booking 

o A refund will be processed as per the cancellation terms and time frame.

2. Check-In & Check-Out

• Check-In: Guests may check in after 4pm. The property must be vacated by 10am on the day of check-out unless otherwise arranged.

• Early/Late Check-In/Out: Early check-ins or late check-outs are subject to availability and must be confirmed with the host in advance. Additional fees may apply.

3. House Rules

• General Behavior: Guests agree to treat the property with respect, and adhere to the host’s house rules, which include no smoking, no parties, and no pets unless otherwise stated.

• Noise: Please be mindful of neighbours. Quiet hours are from 10pm to 8am.

• Cleaning: Guests must leave the property in good condition. Excessive cleaning beyond normal use may result in additional charges.

4. Liability & Responsibility

• Guest’s Liability: Guests are responsible for any damage to the property or loss of property during their stay. Any damages should be reported to the host immediately. Guests agree to pay for any damages caused during their stay.

• Safety: The host is not liable for any injuries, accidents, or losses that may occur while guests are on the property. Guests should take reasonable precautions to ensure their safety and the safety of others.

• Valuables: The host is not responsible for any lost, stolen, or damaged personal belongings during your stay. Please ensure that valuables are secured.

5. Property Access

• Access to Property: The host reserves the right to enter the property during the guest’s stay for maintenance, repairs, or emergencies, with prior notice, except in cases of emergency.

• Unauthorized Guests: Only the guests listed on the reservation are permitted to stay at the property. Unauthorized guests or visitors may result in additional charges or cancellation of the reservation.

6. Smoking & Pets

• Smoking: Smoking is strictly prohibited inside the property. Guests may smoke in designated outdoor areas only.

• Pets: no pets allowed

7. Maintenance & Repairs

• Maintenance: The host is responsible for maintaining the property and ensuring that all appliances and amenities are in working order. However, the host is not responsible for failures or disruptions to utilities such as water, internet, or electricity, unless the issue is caused by the host’s negligence.

• Emergency Repairs: In the event of an emergency repair (e.g., plumbing, electrical), the host will make reasonable efforts to resolve the issue as quickly as possible.

8. Privacy

• Guest Information: Any personal information shared with the host will be handled with care and will not be used for purposes beyond the booking. Your privacy is important, and your data will be kept confidential.

9. Local Laws

• Guests agree to abide by all local laws and regulations during their stay, including but not limited to noise ordinances, parking restrictions, and waste disposal rules.

10. Disputes

• Any disputes regarding these terms and conditions or your stay should be addressed with the host. 

11. Modifications to Terms

• The host reserves the right to modify these terms and conditions at any time. Any changes will be communicated to the guests in advance.

By booking the property, you acknowledge that you have read, understood, and agreed to the terms and conditions above.
