House rules

1. Check-In / Check-Out Times

Check-in: 4 PM

Check-out: 10 AM

Please adhere to these times. If you need early check-in or late check-out, please ask in advance.

2. No Smoking

Smoking is not allowed inside the property. Please smoke outside and dispose of cigarette butts responsibly.

3. Pet Policy

No pets allowed

4. Noise

Please be mindful of neighbours and keep noise to a minimum, especially between 10 PM – 8 AM.

5. Parties and Events

No parties or events

Unauthorized gatherings or events may result in additional fees or eviction.

6. Maximum Occupancy

The maximum number of guests allowed is 5 people at Treig road and 3 adults at Bailem Lodge. Any additional guests beyond may result is us asking to leave the property as this would invalidate the Highland Council's license held for the property.

8. Respect Property

Please treat the home and its contents with care. Any damage should be reported immediately.

9. Laundry

Guests are welcome to use the laundry facilities available at Treig Road. For Bailem Lodge, there are self-service laundry facilities located in the village by the petrol station.

10. Trash Disposal

Please dispose of trash in the designated bins. Information on designated recycling bins are located in the Welcome books at each property.

11. Parking

Parking is available on the road, please park respectfully and not in the designated disabled bays.

12. Key / Access

Do not share the keys or entry codes with anyone who is not listed as part of your reservation.

Please lock all doors and windows when leaving the property.

13. Safety

Please familiarise yourself with the location of fire extinguishers, first-aid kits, and emergency exits.

14. Damages and Maintenance

If you break or damage something, please inform us immediately. We understand accidents happen, and it’s better to address it early.

15. Visitors

Visitors are not allowed without prior approval from the host.

16. Wi-Fi

Wi-Fi password: located in the welcome book within the property.

Please do not change the network settings.

17. Health & Safety

For your safety, please make sure the doors and windows are locked when you leave the premises.

18. Quiet Hours

No loud music or activities after 10 PM to respect the neighbours.
